Working with Astro&#8217;s architects before designs were completed, a pre-engineered steel building order was prepared, column reactions obtained and a design for the building shell developed. A lump sum contract agreement was made and construction began on the basic building shell while designs and drawings were developed for the phase II mechanical\/electrical systems and interior finishes. To expedite pricing and construction of phase II, a cost-plus agreement was negotiated to allow for work to continue while design modifications were made to suit the budget. The value engineering process resulted in a 15% savings from the initial designs.
