Plan & Spec
Working from your architect’s bid documents, Klae submits a comprehensive lump sum proposal giving you cost certainty from the start. This approach delivers professional, efficient construction services using modern methods at a competitive price.
Negotiated Services
Ideal for projects requiring an accelerated start. Compensation is based on the actual cost of work plus a negotiated fee, with or without a guaranteed maximum. You pre-approve all costs throughout the project, competitive bids are solicited for all materials and subcontractors, and every purchase is carefully evaluated for quantity, quality, and value. The result: greater owner control and typically a 2 to 4 percent cost savings.
Design + Build
The most integrated approach we offer. A single point of responsibility for both design and construction means fewer miscommunications, fewer delays, and maximum cost control, especially during the early design phase where value engineering makes the biggest impact. Owner, contractor, architect, engineer, and specialists all work as one cohesive team from day one. We select the design professionals best suited to your project, and site planning can be included to ensure the entire vision comes together seamlessly.
