Astro Molding Inc.
Sparta, NJ

Using a fast track method of project delivery, Klae Construction completed this manufacturing facility in Sparta, NJ. Working with Astro's architects before designs were completed, a pre-engineered steel building order was prepared, column reactions obtained and a design for the building shell developed. A lump sum contract agreement was made and construction began on the basic building shell while designs and drawings were developed for the phase II mechanical/electrical systems and interior finishes. To expedite pricing and construction of phase II, a cost-plus agreement was negotiated to allow for work to continue while design modifications were made to suit the budget. The value engineering process resulted in a 15% savings from the initial designs. The fast track method allowed occupancy of the building only 19 weeks after steel delivery.

The 15,000 ft2 building features:

  • 3,000 ft2 office with a mezzanine above
  • 1,800 ft2 molding process clean room
  • organic molding area and nitrogen process finishing area
  • quality control labs
  • machine shop
  • shipping area
